Furnishing a Rented vs Owned Home in Dubai: What to Invest In

4 min read

Quick answer: In a rented home, invest in quality freestanding furniture you can take with you, such as sofas, beds, dining tables, chests and sideboards. Only add fitted joinery your landlord has agreed to in writing. In a home you own, fitted joinery adds value every day: fitted wardrobes, media walls, built-in seating, and kitchen and pantry joinery. Many people moving to Dubai rent first, so furniture that works in more than one home is the safest buy.

Renting in Dubai: buy furniture that moves with you

Many long-term rentals in Dubai are let unfurnished, usually with a kitchen and often with built-in wardrobes, and many people move home again within a few years. Choose pieces that will work in your next home as well as this one.

What about changes to a rented home?

Fixing anything to walls, adding built-in joinery or making alterations usually needs your landlord's permission. Check your tenancy contract, get approval in writing, and agree whether the work stays or has to be removed when you leave. If you want a built-in look without the commitment, freestanding pieces such as a banquette, a floor-to-ceiling bookcase or a media unit give a similar effect and come with you.

Owning in Dubai: invest in joinery

When the home is yours, fitted joinery makes the most of every wall. The pieces that make the biggest difference are fitted wardrobes and walk-in wardrobes, TV and media walls, kitchen, pantry and utility joinery, concealed jib doors, and built-in seating. We give a fixed quote after a free site visit, and a single fitted wardrobe typically takes 3 to 4 weeks from design approval to installation. See our custom joinery guide.

Pieces that work either way

Some pieces are worth investing in whether you rent or own, because they move with you and last for decades: a solid dining table such as the Pietra Dining Table, a well-made bed, a good sofa with a hardwood frame, and solid wood storage. If you're bringing pieces like these from home, read shipping furniture to Dubai or buying new.
